The Roots master plan: 100 villas on one car-free ground

The Roots master plan features 100 four-bedroom row villas in 15 blocks on a 5.4-acre (21,168 sq m) land near Sadahalli, and keeps around 30% of that open. Each car goes down a special ramp into a basement. So the whole ground plane is still green, gardens, trails, a cricket lawn and the curved-glass Infinity Pavilion clubhouse. Our 4 BHK floor plan page is a guide for all levels of the residences sitting on it.

Most of the gated communities in the corridor give up a third of their ground for surface parking. We planned it underground. That one choice puts everything you see at eye level. And this is why, The Roots 5.4 acre villa community concept is more of a luxury villa township Sadahalli buyers have in their mind, rather than a row of villas. Want to to know the NH-44 location? How the parcel is organised

The site faces north to south. The principal access road wraps around the north side, with garden entrances woven into the landscape rather as a tarmac spine. There are villas on 15 blocks: Block 2, Block 3A-3F, Block 4, Block 5A & 5B, Block 6, and Block 7A-7D. You arrive to the Infinity Pavilion on the northern apex near to the cricket ground, with the clubhouse greeting you on arrival. The villa rows spread out south behind it.

The important factor is density. A hundred homes on 5.4 acres is amongst the lower densities in the Sadahalli airport neighborhood and the sanctioned floor-area ratio (FAR Floor space to plot ratio 2.0. This is the low density villa master design that Devanahalli clients keep asking about, which keeps the crowds at away and leaves room for the open landscape at the same time. Below is a block-by-block break down of the SRK The Roots villa layout. This Svam Realty villa community plan Bangalore template is designed in the same low rise philosophy, which is followed by the developer in its past projects. On the Amenities page, we learn what occupies the green space between the blocks.

The plan is capped by the curved roof of the Infinity Pavilion with rows of villas spreading below and green corridors running between as seen in the figure above. There is no surface vehicle park to break up the landscape. The single basement ramp is the defining move of the car-free ground level design, concealing that work.

The volume rests on two blocks. Block 6 contains 16 villas, Block 2 has 13 and the 3-series corner blocks release only five units each. The single-family home in Block 5B is the largest in the development. And the hottest selling in this luxury home layout near airport Bangalore is for corner and premium plots, with purchasers seeking scarcity tracking Blocks 4, 5A and that solitary 5B. The Price page provides a cost sheet that details plot size and translates it into pricing by typology.

The 15 blocks are positioned across the lot as depicted in the accompanying figure with the cricket ground and clubhouse at the northern apex. The five-unit 3-series corner blocks flank the larger Block 6 and Block 2 clusters and the single Block 5B residence is marked as a lone footprint, the clearest read of The Roots 15 blocks site plan in one view.

The car-free ground and its open landscape

That’s what you get for the underground garage. Each automobile goes down to a basement, and the earth is still one continuous green stretch. The sand pits, forest garden, meditation grove and walking paths are all on a single uninterrupted level. Kids and pets can roam free without crossing a drive way. In fact, the Roots’ car-free ground floor plan is the essence of the overall scheme and these homes with planted open spaces Bangalore households crave look far larger underfoot than the 30% estimate says.

  • Single basement ramp — all 210 lots underground, zero surface parking.

  • ~30% open area across gardens, trails, the cricket lawn, and amenity zones.

  • Infinity Pavilion clubhouse at the northern apex, beside the cricket lawn.

  • Garden entries to villas rather than a hard tarmac frontage.

This open plane with the pool, wellness studio and celebration deck appear to be part of the environment, not a block with the Svam The Roots Infinity Pavilion clubhouse layout at the center. The scenery is shown on the Gallery page and each zone is discussed on our Amenities page.
